As we head into fall, all signs are pointing to a revival of the on-again, off-again redevelopment plan for Westfield Montgomery mall. The original proposal, approved by Montgomery County in 2020, featured a Pike & Rose-like outdoor portion along with a hotel, a gym and new housing. Not a bit of it ever came to fruition.

Unibail-Rodamco-Westfield, the French company that owns Westfield Montgomery, just paid off its $350 million loan on the mall — two years later than planned. The transaction follows a rough stretch for Westfield Montgomery, whose valuation was cut nearly in half between 2014 and 2024, and comes shortly after URW bought out its investment partner to take full ownership of the mall.
